Mixed use design and build shell and core of flexible office space, which encompasses a comprehensive approach to creating a versatile environment that accommodates not only modern office requirements but also integrates 11 retail units, offering a dynamic blend of commercial opportunities. The project includes extensive external works that enhance the overall functionality and aesthetic appeal of the site, ensuring that both the office spaces and retail units are seamlessly connected to the surrounding infrastructure and community. This initiative was executed utilizing BIM 360, a sophisticated Building Information Modeling platform that facilitates collaboration among all stakeholders throughout the project lifecycle, thereby improving efficiency and accuracy in design and execution. Furthermore, the project achieved a BREEAM Excellent rating, underscoring its commitment to sustainability and environmental performance, which is increasingly vital in today's construction landscape. The mechanical, electrical, and plumbing (MEP) services incorporated into the design are comprehensive and state-of-the-art. They include low voltage (LV) and high voltage (HV) infrastructure, which are critical for ensuring reliable electrical supply throughout the facility. Additionally, the mechanical ventilation systems are designed to provide optimal air quality and comfort for occupants, while dry risers are installed to enhance fire safety and ensure rapid response in emergencies. The installation of fire alarms is crucial for the protection of both human life and property, and these systems are integrated with advanced Building Management System (BMS) controls that allow for efficient monitoring and management of the building's operational systems. The commissioning management process is an essential part of the project, ensuring that all systems are thoroughly tested and verified to operate as intended before the building is handed over for use. As part of the project timeline, numerous sectional completion dates were established, allowing for phased handovers and enabling different areas of the project to be operational at various stages. This strategy not only helps in managing the workflow more effectively but also allows tenants to begin occupying spaces as soon as they are ready, thus maximizing the use of the facility and providing flexibility in the overall project delivery.
